Gulberg, Lahore
Gulberg is the central commercial and residential district of Lahore, laid out in the 1950s and 60s either side of Main Boulevard and MM Alam Road. It is where much of the city's corporate, retail and restaurant life is, and the housing is a mix of large old plots now being redeveloped, new apartment towers and offices.

What is Gulberg actually like?
Gulberg is numbered I to V, and the numbers matter less than the street. Main Boulevard and MM Alam Road are commercial end to end: banks, head offices, restaurants, showrooms. Behind them, Gulberg II, III and V still have the big tree-lined residential plots the area was built for, many of them now being replaced with apartment buildings and offices because the land is worth more than the house on it.
It is the most central place you can live in Lahore while still having a garden, and it is also the most expensive per marla outside a handful of DHA streets. People buy here for the address and the convenience, not for quiet.
Who buys and rents in Gulberg?
Businesses wanting an office that clients can find; families who have been here for two generations and are not leaving; and increasingly apartment buyers, since the new towers around Main Boulevard and Gulberg III are where most of Lahore's serviced and high-rise living is being built. Rental demand from companies and expatriate staff is steady because of the offices and the restaurants.
What are the practical trade-offs?
Traffic and noise, and the price. Parking on the commercial streets is difficult, and residential lanes near the main roads carry overflow. In exchange you are a short drive from almost everything, including Liberty Market, the main hospitals and Mall Road. If you are buying an apartment, the building's management and maintenance record matter more than the view; ask to see the accounts.
What should I check before buying in Gulberg?
Gulberg is LDA land, so title comes through the registry and the record at the Punjab Land Records Authority, not a society office. Get a current fard, confirm the registered deed, and for anything commercial or a redeveloped plot, check the LDA approvals for the building you are buying into. Older houses often have unapproved additions; that is a negotiating point, not necessarily a reason to walk away, as long as you know.

Questions about Gulberg
Is Gulberg a residential or commercial area?
Both, street by street. Main Boulevard and MM Alam Road are commercial; the lanes behind them in Gulberg II, III and V are still largely residential, with large old plots and a growing number of apartment buildings. Before buying a house, look at what is being built on the plots either side of it.
Are apartments in Gulberg a good buy?
They are the most liquid apartment market in Lahore because of rental demand from companies and professionals, and the better buildings hold their value. What separates a good building from a bad one is management: ask how maintenance is collected, see the lift and generator contracts, and talk to an existing owner before you commit.
How is Gulberg different from DHA for a family?
Gulberg is central and busy; DHA is planned and quieter with newer housing. A Gulberg house is usually older on a larger plot and closer to offices and schools in the city centre. A DHA house is newer, in a gated phase, and further out. Many families with school-age children choose by where the school is.
What title documents apply in Gulberg?
Gulberg is LDA-administered, so ownership is a registered sale deed backed by the Punjab Land Records Authority's fard, not a society transfer letter. Ask for a current fard, the registered deed and the LDA-approved plan. Transfers go through the sub-registrar rather than a society office.
Can I run a business from a Gulberg house?
Only on plots that are commercial or have been converted, which LDA permits on specified roads for a conversion fee. Running an office from a residential plot without that conversion is a common cause of notices and disputes. Check the plot's status with LDA before you plan a clinic, school or office there.
