Johar Town, Lahore

Johar Town is a large LDA-developed residential and commercial area in south-west Lahore, laid out in two phases of lettered blocks either side of Khayaban-e-Firdousi and Main Boulevard. It is fully built up, home to Shaukat Khanum Hospital, Emporium Mall and the Expo Centre, and has the deepest rental market in the city because of the hospitals, universities and offices in and around it.

What is Johar Town like?

Busy, dense and useful. Almost every block is built, the main roads carry shops, clinics, restaurants and offices end to end, and the inner streets are rows of 5, 7 and 10 marla houses, many split into an upper and lower portion for letting. It is not quiet, and it does not pretend to be; people live in Johar Town because everything they need is within a few minutes.

Why is rental demand so strong?

The institutions. Shaukat Khanum and the other hospitals, the University of Central Punjab, UMT and the colleges, the Expo Centre and the offices along the main roads all bring staff, students and visitors who need somewhere to live nearby. A portion in a decent block rarely stays empty, which is why so many Johar Town houses are owned as rental investments rather than lived in by their owners.

What are the trade-offs?

Traffic, parking and noise on the main roads, and the density. Houses on the inner lanes are better for living; houses on the main boulevards are better as commercial or clinic conversions, which LDA permits on designated roads. Water and sewerage are city services and vary block by block, so ask neighbours. Phase 2 and the blocks near the canal are generally quieter than Phase 1 near Emporium.

What should I check before buying in Johar Town?

Johar Town is LDA land: a registered sale deed, a current fard from the Punjab Land Records Authority, the LDA-approved plan, and LDA dues cleared. Because many houses have been altered or divided into portions, confirm what was approved. For a commercial conversion, confirm the plot's status with LDA before paying a commercial price.

Questions about Johar Town

Is Johar Town a good area to invest in for rental income?

It has the deepest rental market in Lahore, driven by the hospitals, universities and offices in and around it, so a well-kept house or portion in a decent block rarely stays empty. The money is made on steady occupancy rather than on the purchase price, and tenant checks matter.

Which part of Johar Town is quieter?

Generally Phase 2 and the blocks away from Emporium Mall and the main boulevards. The main roads are commercial and busy; the inner lanes of the residential blocks are where families live.

Can I convert a Johar Town house into a clinic or office?

Only on roads LDA has designated for commercial use, and after paying the conversion fee. Many clinics and offices along the main boulevards are converted houses done properly; many others are not and attract notices. Check the plot's status with LDA before you pay a commercial price.

What is near Johar Town?

Shaukat Khanum, Doctors Hospital and other hospitals; Emporium Mall and the Expo Centre; UCP, UMT and several colleges; Canal Road and the Ring Road for travel; and Wapda Town, Faisal Town and Model Town as neighbours.

What title documents apply in Johar Town?

It is LDA land, so ownership is a registered sale deed backed by the Punjab Land Records Authority's fard. Ask for the deed, a current fard, the LDA-approved plan and an LDA dues clearance. Houses split into portions should match what was approved.
