Raiwind Road, Lahore

Raiwind Road is the main road running south-west out of Lahore towards Raiwind, and the corridor along it has become the city's largest cluster of private gated housing societies, including Bahria Town, Bahria Orchard, Lake City and Etihad Town. It is where most of Lahore's new plot supply is, at a wide range of prices and stages of development.

What is the Raiwind Road belt?

A string of societies, large and small, along one road. Bahria Town and Lake City are the established anchors; Bahria Orchard, Etihad Town and a long list of smaller schemes sit along and behind the road at every stage from finished streets to fields with a signboard. It is the most active plot market in Lahore and also the one where the gap between brochure and ground is widest.

Who buys along Raiwind Road?

Investors buying plots to hold, families priced out of DHA who want a gated society, and first-time buyers using the smaller plot sizes to get in. The anchor societies have working rental markets; the newer schemes do not yet. The choice of society matters more here than anywhere else in the city, because the same road holds the best-run and the least-run schemes in Lahore.

How is it connected?

The Lahore Ring Road's southern loop links Raiwind Road to DHA, the airport and the motorway, and Thokar Niaz Baig and Multan Road are the route into Johar Town and the centre. The road itself is being widened in stages and carries heavy traffic at peak times; for anyone commuting into Gulberg every day, that commute is the single most important thing to test before buying.

What should I check before buying on Raiwind Road?

The society's approval status with LDA, which is public and is the first filter: an unapproved scheme is a different proposition from an approved one. Then possession status for the specific phase, the allotment in the seller's name at the society office, dues and development charges, and the plot walked on the ground. We would rather tell you a scheme is not one we deal in than help you buy into it.

Questions about Raiwind Road

Which societies are on Raiwind Road?

Bahria Town and Lake City are the established anchors, with Bahria Orchard and Etihad Town alongside, and many smaller schemes along and behind the road at every stage of development. The road is the common factor; the societies differ greatly.

Is Raiwind Road a good place to invest?

It is where most of Lahore's new plot supply is, which is both the opportunity and the risk. Returns have come from buying in a well-run society before it filled in; losses have come from unapproved or stalled schemes. We would give a written view on a specific society and plot rather than a verdict on the road.

How do I know whether a Raiwind Road society is approved?

LDA publishes the status of housing schemes, approved or otherwise, and that is the first thing to check. An unapproved scheme can become unsaleable. We check it before showing you anything, and we say when a scheme is one we will not deal in.

How long is the commute from Raiwind Road to Gulberg?

Long enough to matter, and it varies a lot with the time of day. Via the Ring Road the DHA and airport side is reasonable; into Gulberg through Thokar Niaz Baig at peak time is slow. Drive it at the hour you would actually travel before you decide.

Is it safe to buy a file on Raiwind Road?

A file is a claim to a future plot in a scheme, not an allotted plot, so it carries the scheme's development risk plus its own. In a well-run, approved society with a clear balloting record it can be reasonable; in a new or unapproved scheme it is a bet. Price and treat it accordingly.
