Do you act for the landlord or the tenant?
Both, but never for both sides of the same tenancy. Whoever instructs us is who we act for, and we say which that is at the outset. It matters because the two want different things from the same negotiation, and an agent who is vague about it is being vague on purpose.
What checks are made on a tenant?
Before an agreement is signed we take a copy of the tenant's CNIC and verify it against the original, confirm employment or a source of income with a salary slip, employer letter or business record, and speak to the previous landlord where there is one. A police tenant-registration form is completed for the local station, which is a legal requirement in Punjab. If an applicant cannot provide identity and income evidence, we tell the landlord and do not recommend proceeding.
What does the rent agreement cover?
We draft the rent agreement on a standard Lahore form and both parties sign it on stamp paper. Under the Punjab Rented Premises Act a written agreement should be registered with the Rent Registrar, and we recommend it, because an unregistered agreement is much weaker if a dispute reaches the Rent Tribunal. The usual term is eleven months or one year, renewable, with a ten percent annual increase and one to two months' notice on either side. The security deposit, usually two months' rent, is held by the landlord and returned at vacation after deductions for damage beyond fair wear and unpaid bills.

- The Lahore market norm, which we follow: half of one month's rent from the landlord on signing of the rent agreement, and half of one month's rent from the tenant. We act for whichever side instructs us; the fee from the other side is the usual practice in Lahore and is agreed up front.

What is the agency fee for letting a property?
The usual Lahore arrangement, which Glosix follows, is half of one month's rent from the landlord and half of one month's rent from the tenant, each payable once on signing of the agreement. There is no monthly charge unless the owner also takes our property management service, which is priced separately.
How do you check a prospective tenant?
We check the tenant's CNIC against the original, confirm their employment or business income with a salary slip, employer letter or business record, and contact the previous landlord where there is one. The Punjab police tenant-registration form is completed for the local station before the tenancy begins. An applicant who cannot show identity and a credible source of income, or whose previous landlord reports unpaid rent or damage, is not put forward.

How is the security deposit handled?
Two months' rent is the usual deposit in Lahore, with three months for some furnished or commercial lets. It is paid to and held by the landlord, and the agreement records the amount. At the end of the tenancy the property is checked against the handover inventory, unpaid utility bills and any damage beyond fair wear are deducted with receipts, and the balance is returned, normally within a week of the keys being handed back.
What happens if a tenant stops paying rent?
We contact the tenant on the first missed payment and set a short written deadline; most arrears are resolved at that stage. If they are not, the landlord serves a notice under the agreement and, for a registered agreement, files for eviction and recovery at the Rent Tribunal in Lahore. The landlord remains responsible for the legal costs and the decision to proceed. Realistically, recovering possession through the tribunal takes several months, often six to twelve, which is why tenant verification and a registered agreement matter more than anything that happens afterwards.
