Selling is the service for owners disposing of a house, flat, plot or commercial unit in Lahore. We give a written price opinion based on what comparable properties actually sold for, prepare and market the property, qualify buyers before they view, and handle negotiation through to transfer.

How does selling with Glosix work?

It starts with a realistic price. The most common way a sale goes wrong here is an asking price set to win the instruction rather than to sell the property, which then sits on the market until it has to be cut anyway, by which point buyers have seen it twice and assume something is wrong with it.

We would rather give you the number we can defend and explain how we got to it. If you want to test a higher figure, that is your call, but you will know what it is likely to cost in time.

How are buyers qualified before a viewing?

Anyone can ask to see a property. Fewer can actually buy it. We establish whether a viewer has the funds and the intent before arranging anything, so you are not opening your home to people who are browsing. Before a viewing is booked we ask who the buyer is, whether the purchase is cash or depends on another sale or a bank, what their timeline is, and whether they have seen comparable properties. A buyer who will not answer those questions is not yet a buyer.

What does the marketing include?

Professional photography of the property, a measured description with the facts buyers ask for first, and a listing on this site and on the main Lahore property portals. For houses and commercial units we put a signboard on the property where the society permits it. We also offer the property directly to buyers already registered with us whose brief it fits, which is where many sales start. From the owner we need the title documents, a dues clearance and access for photography and viewings.

How the fee works
The Lahore market norm, which we follow: 1% of the achieved sale price, payable only on completion of the transfer. Photography and listing are included; there is no separate marketing charge and nothing is due if the property does not sell.

Two to four months from instruction to completed transfer for a realistically priced house or plot in an established area. Overpriced property, unusual plots and anything with a title question routinely take longer.

What commission does Glosix charge to sell a property?

The Lahore market standard, which Glosix follows, is 1% of the achieved sale price, paid by the seller on completion of the transfer. The buyer pays their own agent separately. This is the number sellers decide on, so it is the real one rather than a range: there are no listing fees, no photography charge and no fee if the property does not sell.

How long does it take to sell a property in Lahore?

Across the Lahore market, a correctly priced house or plot in an established area usually sells within two to four months of instruction, including the transfer. Plots in high-demand DHA phases can go faster. What slows a sale is an asking price set above recent completed transactions, a title or dues issue found during the buyer's checks, or a property that is difficult to view. A clean file, realistic pricing and easy access are the three things an owner controls.

How do you decide the asking price?

We look at what comparable properties in the same area and size band actually transacted at, not what similar properties are currently advertised at. Asking prices tell you what sellers hope for; completed sales tell you what buyers paid. We normally use three to six genuinely comparable transactions from the last six months, and extend to twelve months only when the area is thin on recent sales. Each is adjusted for position, condition and title status before we give you a figure.

Do I pay anything if the property does not sell?

No. The fee is payable only on completion of the transfer. If you withdraw the property or it does not sell, nothing is owed, and the photography and listing cost stays with us. That is the usual arrangement in the Lahore market and it is the one we work to.

Can I sell a property in Lahore while living abroad?

Yes. The standard route is a special power of attorney in favour of someone in Pakistan, attested at the Pakistani consulate and registered here, so the attorney can sign the transfer and appear at the society or sub-registrar. You will need a valid NICOP and, for the FBR, proof of your tax status, because the seller's advance tax under section 236C is deducted at transfer and the rate depends on whether you are a filer. Sale proceeds are paid in rupees into your Pakistani bank account; a Roshan Digital Account lets you repatriate them without separate State Bank permission.
